As professional cleaners, a lot of our regulars were seasonal homeowners — people who spend a lot of time away from their Northern Michigan home. And we kept noticing the same things. Kitchens, bathrooms, floors, and high-touch surfaces maintained every two weeks — by the same two people, in the same order, every visit. Consistent cleaning isn't just about how the house looks when you walk in. It's how dust, mildew, grime, and pest harborage get prevented before they become problems.

Property Monitoring

Every major system in your home — water, HVAC, electrical, security, moisture — checked in the same order, every visit, by the same two people who know your baseline. After enough visits, we know what your house sounds like when everything's running right. We know which radiator runs warm. We know what your basement smells like when nothing's wrong. That's how we catch the things sensors miss and the things a stranger walking through wouldn't notice.

Here's why it matters up here: a furnace that stops working in a vacant Northern Michigan home in January isn't just an inconvenience. It's a burst pipe within 24 to 48 hours and $15,000 to $50,000 in damage before you even know something went wrong. A slow drip under a sink can rot a cabinet floor for months. A tripped breaker can knock out your sump pump for weeks with nobody the wiser.

Every finding — and every all-clear — is documented to your private Google Drive folder the same day.

Thermal Imaging

The single tool that catches what sensors can't. Once a month, September through May, we carry a FLIR thermal camera through your entire home and read what your eyes can't — temperature differences behind walls, ceilings, and floors that signal trouble forming under the surface.

A pipe losing heat inside a wall shows up before it freezes. Moisture behind drywall shows up before it becomes visible mold. Insulation gaps show up before you see them on your energy bill. A water sensor on the floor only alerts you after water is already there. Thermal imaging catches the problem before water reaches the floor — one full step earlier than any sensor network can manage.

Your first scan establishes a documented baseline. Every scan after that gets compared against it, with photos saved to your Drive folder. We aren't certified thermographers and we won't diagnose root cause — but when we see significant change, we tell you immediately so a licensed professional can look before it gets expensive.

Vehicle Stewardship

A car sitting unrun for six months isn't just a dead battery waiting to happen. Brake rotors rust to the pads. Tires develop flat spots. Engine seals dry out. Fuel breaks down and gums up the lines. Mice find the engine bay and chew wiring. None of that is obvious until you turn the key in July and the car won't move.

We start and run each stored vehicle for 10 to 15 minutes every visit, check tire pressure, and inspect for rodent activity in the engine compartment. When you pull into your driveway, your car starts. Up to 2 vehicles included. Additional cars available at $40/month each.

Storm Checks

Northern Michigan weather can do real damage to a home you're not standing in. After a significant storm — ice, heavy snow, high winds — text us and we'll go look. We walk the property, photograph anything we find, and send you a full report.

Included in your membership, no extra charge. We do this on request because some members want eyes on the property after every weather event and others would rather not hear about it unless something's actually wrong. You decide. Just text.

Full Documentation

Most homeowners have no real record of what's been done to their home between visits. A verbal update from a cleaner, maybe a text. Nothing that accumulates, nothing they can reference, nothing they can hand to anyone. Membership solves this end to end.

Three things live in your private Google Drive folder, set up before your first visit and shared with you on day one.

Your Property Bible. The master document for your home — every system, every shutoff, every preferred vendor, every quirk. We maintain it. You can read it anytime. It's the operational map of your house, kept current. If you ever leave GLS, it goes with you.

Your visit reports. After every single visit, you receive a text confirming we were there — either an all-clear, or a clear, plain-language note about anything we found. The full report — checklist, notes, dated photos — uploads to your Drive folder the same day. After a year of membership, you have a complete chronological record of your home's condition that didn't exist before.

Your service agreement. Your signed copy lives in the folder. There when you need it.

All of it is yours — a documented history of your home that didn't exist before, building visit by visit, going back to day one.

The Annual Reset

Once a year, after a full summer of family, guests, and life lived in your home, we spend focused time resetting it from top to bottom. While you're gone for the season and we have time to do it right.

The Deep Clean. Every cabinet and drawer emptied, wiped, and reorganized. Inside the oven, refrigerator, and dishwasher. Behind the fridge, the washer, the dryer — the places no one ever cleans. Baseboards, door frames, light fixtures, and vents detailed throughout. Grout scrubbed. Mattresses rotated. Closets reset. Every surface that gets touched, every handle, knob, and switch — sanitized.

The Safety Pass. Every smoke and carbon monoxide detector tested and batteries replaced. Every fire extinguisher checked for pressure and expiration. Every GFCI outlet in the home verified. Documented in your Property Bible with dates.

The Filter Reset. HVAC filters replaced throughout the home. Range hood filters cleaned. Refrigerator coils vacuumed. Dryer vent professionally cleaned — a fire-safety item rarely addressed in any home. Bathroom exhaust fan covers detailed.

The Annual Inventory. A full photographic walk-through of every room — fixtures, contents in place, finishes, and valuables visible to the eye. Uploaded to your Drive folder, dated, and archived. If something ever happens, you have a complete record from one year ago.

Standalone, this scope of work is a four-figure service at most cleaning companies — and most companies don't offer the safety, mechanical, or documentation work at all. For members, it's part of the annual rhythm — baked in and handled while you're away.

Priority Scheduling — Guaranteed Summer Access

Every cleaning company in Northern Michigan is booked solid by July. Members never have that problem. Your bi-weekly visits are locked in year-round, and during peak summer season, we work closely with all members to accommodate extra cleaning — weekly visits, guest turnovers, pre-arrival deep cleans — quoted and billed separately, added seamlessly to your schedule. The cleaner doesn't check your furnace. The home watch company doesn't clean. Neither one carries a thermal camera, coordinates with your contractors when something needs attention, cares for your vehicles, or builds a documented history of your property in Google Drive. And when something goes wrong between visits, you're making calls from three states away trying to figure out who can get there. We replace all of that with one team, one visit, one invoice — and we're capped at 12 homes so nothing falls through the cracks.

We're neither. Property managers typically oversee rental income, tenant bookings, and maintenance coordination for investment properties — that's not what we do. Concierge services tend to offer a broad, open-ended menu of errands and tasks with rotating staff. That's not what we do either. We have a defined scope of work: the same two people show up to your home every two weeks, clean it, monitor every major system, document everything in your Google Drive, carry a thermal camera through your home monthly during cold season, and guarantee your spot on the schedule when every cleaning company in Northern Michigan is booked solid come July. No rental management, no rotating personnel. If you need something outside our standard scope — errands, special projects, extra tasks — we're happy to help when our schedule allows, quoted and billed separately.

Because we want to do this right. Twelve homes means we can give each property the personal attention it deserves, learn its unique characteristics, and maintain the quality we're promising. Limited capacity also means you never scramble for availability during peak season.

No — and we're transparent about that. We're not licensed home inspectors, HVAC technicians, or plumbers. Our role is consistent, systematic eyes on your property. We identify and report visible or thermal anomalies and notify you so you can engage the right licensed professional. We give you early warning. You get the expert involved before small problems become expensive ones.

After every visit, your visit report and photos are uploaded to your private Google Drive folder and we send you a text letting you know the visit is complete — either an all clear or a heads up if something needs your attention. You can open your folder anytime and see every visit, every photo, every report going back to day one. Complete transparency.

Your service day stays the same whether you're there or not. If you're in town and want to be home during the visit, you already know when we're coming — no need to call ahead or coordinate. We work around you. If you'd prefer privacy that week, just let us know. The membership fee stays the same.

We'll tell you, honestly and quickly. We're two people running a deliberately small business — bi-weekly visits to twelve homes, plus the requests that come up between those visits — and there are real limits to what we can take on at any given moment. When a member asks us for something, we look at our schedule, the other commitments already on it, and what the request actually involves. If we can fit it in well, we say yes and quote it. If we can't, we tell you that too — and where it makes sense, we'll point you toward someone we trust who can handle it.

We'd rather tell a member "not this time" than overpromise and let you down. That's part of how the membership stays what it is. The same two people knowing your home, attentive to your visits, and reliable when we say yes — that only works if we're honest about what we can do.

No long-term contract. Membership is month-to-month with 30 days notice to cancel — no penalty, no hassle. The 30-day window gives us time to wind down your service properly and open your spot to the next person on the list. We earn your business every month by showing up and doing great work. This service isn't for everyone — and we understand that.

We don't offer pausing. The membership is year-round, which is how we keep your spot protected as one of our 12 homes. If you cancel, your spot opens to the next person. If you'd like to come back, you're welcome to re-join when availability allows.

Simple. Text us and we send you two links. One is a short intake form about your property — takes about five minutes. The other is our service agreement to sign electronically. After both are submitted, we create your Google Drive folder, set up your recurring billing, assign your service day, and confirm your first visit. The whole process takes about ten minutes on your end.
